The Client
With multiple locations across the South East, our client is a well-regarded hair & beauty salon specialising in hair, nails, massages and more. They asked RVA Surveyors to review their Milton Keynes site to understand if a reduction in business rates could be made.
The Problem
Situated on the ground floor of Midsummer Place Shopping Centre in Milton Keynes, an expert surveyor was assigned to visit the property and conduct an in-depth inspection. It was during this assessment that the surveyor found some discrepancies with the Valuation Office Agency’s (VOA) information they use to value the property.
The VOA used incorrect measurements and outdated information for the salon, which showed the property to be much larger, bringing the Rateable Value (RV) to £68,000. The salon also had a first floor that had not been accounted for by the VOA, which still brought the overall measurements below what the VOA used to calculate the property’s RV.
The Solution
To correct the assessment held by the Valuation Office Agency (VOA), our expert surveyor collected evidence to include photographs, updated floor plans and recent lease documentation, which was then submitted as a Check through the Check Challenge Appeal (CCA) Process.
The Outcome
Even with the addition of the first floor to the updated assessment, RVA Surveyors were successful in reducing the client’s RV substantially from £68,000 to £33,500 with a total of £22,242 in savings backdated to the beginning of the 2023 rating list.
The success of this reduction for our client ensures they enter the 2026 revaluation with the correct business rates, bringing down the burden of rising costs while also securing their historic, current, and future liabilities.
